A modern contemporary on a 0.17-acre tear-down lot. Stucco facade, standing-seam metal roof, four bedrooms, four-and-a-half baths, and a second-floor game room with panoramic treetop views over Alamo Heights. Sold for $1.65 million in 2024.

Design notes

What we built. What we'd repeat.

  • Facade: stucco over CMU, standing-seam metal roof in matte charcoal. Survived three Texas summers without a hairline crack.
  • Kitchen: oversized waterfall island with bar seating, paneled appliances, custom cabinetry in a quiet white oak.
  • Primary suite: spa bath with soaking tub + curbless walk-in shower, mid-tone marble we sourced direct.
  • Game room: second-floor flex with treetop windows — buyer's daughter claimed it before closing.
  • The savings: $38,400 returned to the original owner from a GMP underrun. They bought drapes with it.

Terrell Hills, TX

Our second build. A larger lot in Terrell Hills — the kind of neighborhood where you can hear the trees move at night. We acquired the parcel for $560,000 and we're building a 4,200-sqft estate-tier home with a detached studio over the garage. Reservation is open for early-access tours.

Site & foundation

Survey, soil report, site prep, and a post-tension slab finished in early Q2. AI ledger came in 4.2% under quote.

Phase 02 · In progress

Framing & envelope

Rough framing, sheathing, weather barrier. Mechanical rough-ins begin once dried-in.

Phase 03 · Q3

MEP & interior

Mechanical, electrical, plumbing rough; insulation; drywall; trim. The longest phase, where AI cost-down earns its keep.

Phase 04 · Q4

Finishes & punch

Cabinetry, tile, flooring, fixtures, paint, landscape. Walkthrough scheduling opens to reservation holders here.

What's next.

Three more lots under option for 2026: two in Olmos Park, one in Mahncke Park. We take three new clients per quarter. If you have land already, we'll build on it. If you don't, we'll find one for you.
