GMP. Underruns refunded.

Guaranteed Maximum Price contracts. If the project closes under cap — duplicate orders caught, framing under quote, sub overestimates — the delta is refunded to the owner at closing. Not retained as builder contingency.

Day-one client login. Every quote, invoice, change order, and rebate logged in real time. Sortable by trade, phase, or vendor. CPA-ready export. AI Q&A on cost movements.

Lifetime-cost decisions.

Bids selected on 10-year cost-of-ownership, not lowest sticker. Example: $40K HVAC with 20-year service life selected over $22K unit with 7-year service life. AI runs lifetime math; owner approves.

Subs named & paid net-15.

All GCs and trades listed publicly on Partners page. Payment terms: net-15 or better. License + insurance verified annually. Written reference at project close.

AI handles paperwork.

City permits, HOA covenants, COI tracking, lender draw packets, insurance riders, inspection scheduling — automated. Human judgment reserved for design, finishes, and site walks.

10-year design horizon.

Features must justify themselves over 10 years of daily use. Storage right-sized, sightlines tested in real daylight, acoustics scoped at the framing stage. No magazine-only details.

2023 build: 119 Grant Ave, Alamo Heights, TX 78209. Tear-down lot acquired, 4-bed 4.5-bath 3,300 sqft contemporary completed. Stucco facade, standing-seam metal roof, primary suite, upstairs game room.

Sold 2024: $1,650,000. GMP underrun refund returned to original owner: $38,400.

2026 active: 200 Zambrano, Terrell Hills. Lot $560K. ~4,200 sqft estate-tier home. Q4 2026 delivery.
